The bungalows and Tudors in these neighborhoods are some of the best-built homes in the city, and some of the worst-wired by today's standards. We still open walls and find knob-and-tube, 60-amp fuse panels, and two-prong outlets on every circuit. None of that was wrong when it went in. It just wasn't built for a house with central air, a dryer, and three people working from home.
Rewiring one of these homes doesn't have to mean gutting it. We work room by room through the attic and crawlspace, replace the panel, and bring grounding up to code, with plaster repair kept to a minimum. Insurers have started asking about knob-and-tube at renewal, so the documentation we leave behind matters as much as the wiring.

Natomas, the Pocket, and Greenhaven
The Pocket and Greenhaven were built in the 70s and early 80s, which puts a lot of those panels past 40 years old. Breakers wear out. Bus bars corrode. Some of them are brands that aren't considered safe anymore. A 200-amp replacement runs $2,500 to $10,000 and takes a day, with SMUD handling the disconnect and reconnect.
Natomas is the other end of the spectrum. The houses are from the 90s and 2000s, the panels have room, and the work is mostly EV chargers, a circuit for the garage freezer, and recessed lighting. A Level 2 charger with the panel nearby is $500 to $1,500, and the SMUD Charge@Home rebate takes a chunk of that back.
